1. Earnest Money: When you put an offer on your dream home, you include an earnest money deposit into an escrow account (usually held with the title company who is handling your transaction) and it is typically around 1% of the purchase price. However, with competitive markets such as Tampa's we're seeing higher earnest money deposits! EMD is a deposit, therefore it counts toward your total Down Payment which is typically paid at closing.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
2. Down Payment: A truly controversial topic these days🤯How much do I need to put down? The truth is, it's based on a number of factors that are partly your choice and partly up to the lender. A typical downpayment for an FHA loan is 3.5-5%, but 20% is a good industry standard to avoid paying monthly Private Mortgage Insurance (PMI). *It's best to work with a recommended lender who can walk you through the best options depending on your credit, liquidity, assets, etc.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
3. Closing Costs: There are a lot of moving parts to a Real Estate transaction! Some are relatively straightforward and closing costs will include state deed tax, transfer tax, property tax, title fees, survey, loan origination costs, and stamp tax. Some say a good rule of thumb for closing costs is around 3% of the transaction. Once you get past inspections and appraisals, your title company will provide you with a preliminary breakdown of your cash to close (down payment + closing costs).⠀⠀⠀⠀⠀⠀⠀⠀⠀

4. Homeowners Insurance + Flood Insurance: You'll work with your lender or previous home insurance companies to gather rates for purchasing your new home. I recommend reaching out prior to inspections so that when inspections are conducted, the 4-point and wind mitigation reports can be analyzed by your insurance company to ensure the policy will bind.⠀⠀⠀⠀⠀⠀⠀⠀⠀

It's finally below 80 degrees in Tampa, the Christmas Tree farms open today and Alton promised we we could get a Christmas Tree this year. The three years we've been married, we've never had a tree. Last year we didn't even put up decorations.... It's been a hard season. Someone brought to my attention yesterday that Alton and I haven't truly taken a break since we started this thing. We've taken on project after project, started 2 businesses together, and the list goes on.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
I'm starting to put the Christmas decorations up because I think we all need the reminder of how incredible this season is🌲 Cue the Christmas music.
